How it works
Gross = nightly rate x booked nights + cleaning fee x stays. Net profit = gross minus platform fee, management fee, cleaner pay and fixed costs. Margin = net / gross.
FAQ
Should accommodations tax be included?
No. Tax you collect from guests and remit to the state or county is a pass-through, so this calculator leaves it out of gross and net.
What platform fee should I use?
Use the host-side fee from your own payout reports. Airbnb is moving all hosts to a single host-only fee, which most hosts pay at 15.5% (Airbnb Help Center article 1857). Hosts still on the older split fee usually pay 3%.
Is this my taxable profit?
No. Depreciation, interest and other items change taxable income. Use this as a cash estimate and talk to a tax professional.
